Water heater trouble in Raleigh

Many newer Wake County houses put the tank in the garage. Older in-town houses tuck it in a closet or crawlspace. The wet spot you photograph changes the call.

Read the utility report, not a blog number

Raleigh’s water utility publishes a water-quality report. Hardness and treatment details change by source and year, so this site does not paste a single mineral figure. Scale can still shorten a tank’s useful life. Ask the company what they see in the tank, and read the current report for your address if mineral buildup is part of the quote.

Gas odor and electric tanks in standing water

A rotten-egg smell near a gas heater means leave and follow your gas utility’s emergency instructions. Do not keep relighting it. For an electric tank, do not stand in water to reach a breaker. If the garage heater is cold only because the power is out after an ice storm, say that too.

Questions before a replacement

Ask whether a pan and drain are required where the tank sits, whether the flue and combustion air are adequate for a garage install, and which office will inspect a Raleigh address. A permit pulled for a different jurisdiction does not cover this house. Get the scope in writing: haul-away, pan, expansion tank, and what is excluded. Does a full pan mean the tank has failed?

Not always. Look at whether the tank itself is wet, whether the relief pipe is dripping, and whether the pan could be catching air-conditioner condensate in summer. Photograph it before anyone mops.

The garage heater is cold after an ice storm. Did the tank die?

If the power is out, an electric tank will stay cold until power returns. That is not the same failure as a wet base or a relief valve that will not stop. Say whether the lights are on.

Why do replacement quotes for the same house differ?

Fuel, venting, the circuit, a pan and drain, an expansion tank, haul-away, and access all change the job. Compare those line items. This site does not publish a price.

Who inspects a replacement in Raleigh?

Ask the company whether the City of Raleigh requires a permit for this install and who pulls it. Confirm the license with the state board separately. A permit and a license are not the same document.
